대한민국 아파트 부동산 투자 원칙

일반적인 아파트 매매 원칙

입지와 타이밍이 가장 중요하다. 최근 전세가격이 올랐다면 전세량이 부족하다는 것이고 결국 매매가격이 오른다. 2년후 재전세시 전세율이 올라가 있을 확률이 크다.
  1. 수도권 역세권
  2. 대단지
  3. 소형 26평이하
  4. 편의시설많은곳(이마트 우체국 공원)
  5. 초중고 특히 초등학교 500미터 이내
  6. 개발 호재가 있는곳 매우 유리
  7. 거래활발한곳
  8. 실거래 가격들이 오른 곳
  9. 분양 물량이 적은곳
  10. 인구유입물량좋은곳
  11. 전세랑(수)부족한 곳
  12. 전세가 비율 높은곳

청울림 투자 원칙

  1. 급매만 산다.(시세보다 최소한 1,000만원 싸게, 부동산에 살것 처럼 자주 친분이 있어야 함)
  2. 실거주 여건이 좋아야 한다. (교통, 학교, 상권)
  3. 전세가율이 80% 이상인 물건, 매매가와 전세가 차이는 3,000만원 이하
  4. 20평형대 아파트, 방 2개보다는 방 3개로
  5. 전세 물건이 매우 부족한 지역과 단지일 것, 전세가 부족해야 쫓기지 않는다.
  6. 가급적 15년 넘지 않은 아파트, 15년 넘었을 경우 반드시 수리된 물건 매매
  7. 실투자금을 최대한 줄인다. 목표는 2,000만원 이내

현장 조사 전 사전조사

  1. KB 부동산(시세)
    -'시세' 메뉴에서 '천안시'를 클릭하면 천안 면적당 시세가 나옴, '높은 가격순' 정렬하여 평균이상인 지역 찾기

  2. 부동산 시인(정보)
    -지역 흐름 확인

    -수요와 공급 분석

  3. 네이버 부동산(매물)
    -아파트와 입지가 괜찮아 보이는 아파트 위주로 조사한다. 이때 대단지인 500세대 이상, 20평형대(66~100m2)로 대략적인 시세를 파악, 매매와 전세 격차가 너무 크면 다른 단지로 넘어간다.

  4. 해당 지연내에서 목표에 부합하는 단지 열 곳 정도 걸려내어 엑셀로 정리

1단계 : 실제 매물 찾기

2단계 : 매물 직접 점검하기

3단계 : 매매가 조율하기

4단계 : 전세가 조율하기
